A community holds its units with owner, co-ownership share (MEA), living area and consumption units. Each line of the Wirtschaftsplan is distributed by MEA, living area, per unit or by consumption; the maintenance reserve by MEA. The active plan gives each unit its monthly Hausgeld, a run creates the charges and payments are recorded per charge. At the owners' assembly attendance is generated, votes are tallied per unit and the minutes create the numbered Beschlusssammlung.
Key features
Units
Residential, commercial and parking units with owner, MEA, living area, consumption units and head votes; MEA cannot exceed the community base.
Distribution keys
Co-ownership share, living area, per unit or consumption, chosen per budget line.
Wirtschaftsplan
Budget lines by cost type plus the annual maintenance reserve (distributed by MEA); preview of the annual and monthly amount per unit.
Hausgeld run
Monthly charges per unit from the active plan for one or more months, without duplicates; full and partial payments with the open balance per unit.
Assembly
Agenda with proposals, attendance from the units, proxies; the assembly is quorate without a quorum unless your Gemeinschaftsordnung asks for one.
Voting
Tally wizard per present unit; Kopfprinzip counts one vote per owner, also with several units; Objekt- and Wertprinzip by units or MEA.
Majorities
Simple, three-quarter, double-qualified (more than two thirds of the votes cast and more than half of all MEA) and unanimous.
Beschlusssammlung
Minutes create numbered resolutions with date, place and outcome; one-month challenge deadline, contested and void flags.
